Q: Can I attend the inspection?
A: Yes! We encourage buyers to attend the inspection process, for numerous reasons. We want to make sure you, as the client, know everything about the in’s and out’s of the home you are purchasing. Feel free to ask as many questions as you’d like. If you can not attend, that’s ok too! Our reports are very detailed, and include photographs, videos, and detailed descriptions. Feel free to call us after the inspection for a re-cap too.
Q: What are your qualifications?
A: Our InterNACHI Certified Inspectors receive yearly continued education training. We also come from associated trade backgrounds including general construction, plumbing, electrical, and building maintenance, so we each have over 15+ years of experience in the home industry.
Q: How long does the inspection usually take, and when can I expect my report?
A. This depends on the size of the home. Typically, most inspections are 1.5-2 hours long. We strive for reaching all the nooks and crannies of the home for consistency. With reports, since we provide cost estimates & contractor recommendations for each recommendation/deficiency (this comes at no extra cost!) we take the time to write your reports with the comprehensive facts along with the photographs taken during the inspection and have them over to you typically on a same day/next day basis (Generally within 24 hours upon completion of the inspection)
Q: How soon can you inspect my home?
A: We are fast. We sometimes can inspect the day of! Generally, within 24-48 hours upon request!
Q: How much does the inspection cost?
A: This depends on a few key factors. Age, size (sq. ft) and sometimes the location/distance can determine the price of the inspection. Ancillary services such as Radon testing ($155) and Termite Inspections ($105) are consistent.
Q: I’m in the process of selling my home—should I get an inspection?
A: Yes. This is called a Pre-List Inspection. In this ever increasingly fast paced & competitive market, a Pre-List Inspection is essential for a seamless transaction. It allows you, as the seller, to make any suggested repairs before the “listing clock” starts so you are prepared beforehand for anything that may come up during the buyers inspection process, and reduce liability for any new findings.
Q: So I had my inspection, but have questions about the report. How do I reach out, and when can I?
A: We are open 7 days a week. (Awesome right?) Feel free to call, email or text your Inspector if you have questions about your report. We want to make sure you are comfortable with your purchase—even if it is years after your inspection! We love helping people with renovation recommendations. :)
